Hi! The latest news article on area foreclosures (front page, 15 May 2008) is interesting because it asserts (as do several reports of larger studies) that the rate of foreclosures will be increasing in the foreseeable future. Those interested buyers and investors who can't find what they want in the still-stronger Palo Alto/San Mateo market can almost certainly find many interesting choices available at steeply discounted prices in a number of surrounding communities -much of the East Bay, North Bay, and parts of Santa Clara County, etc. We endeavor to track these trends in some of our Real Estate courses at College of San Mateo in order to keep current in this rapidly-changing field. I'd appreciate hearing of personal experiences with the many foreclosure sales and auctions on the Peninsula and in the larger Bay Area, if you've been through any of these and care to share a bit of what you saw or did? Thanks! Not too incidentally, also, summer and fall courses are now open to anyone in the Bay Area wishing to learn something about real estate, beginning with Real Estate 100 Principles (summer and fall), and a variety of advanced real estate courses in fall. Now is a super-GREAT time to Learn something about Real Estate (especially if you think you may possibly wish to participate anytime in future as a buyer, or maybe as a sales agent or other realty career (we have all the courses needed to qualify for both the sales agent and broker examinations). Do please check out the CSM website at
www.collegeofsanmateo.edu -- convenient online registration and enrollment is now underway (and some classes will fill up quickly, long before the terms begin!!!)... we are easily reached by freeways 101, 92, or 280 and with plenty of parking and both evening and day offerings, but if CSM is too far from your work or home then do check out your local public community college for its offerings, and thank you very much! PS: particular questions would be: did you achieve the article's stated 19 percent discount when buying at a local foreclosure auction or sale, or perhaps more or less? And, in case you did not already have the cash or financing arranged, did you find the seller or auction company offered you good financing terms (or where there any particular problems in this regard)? THANK YOU!!
